Questions to Ask an Estate Agent

I was recently chatting to a retired gentleman who popped into the office in Cheadle who was thinking of moving back to the area but had lived in the same house for more than 40 years! An estate agents nightmare! And was understandably nervous and unsure what to ask agents.

The advice I gave him is what we share with anyone looking to put their home on the market in the Cheadle area.

Five Killer Questions

Firstly ask three agencies around to value your home. And ask them the following questions:
How many years’ experience do you have in the local market?
What comparable evidence are you basing the valuation on?
What do I get for the fee you are charging?
How will you market my property? What do you do differently? and what is the strategy behind your marketing?

When we go on a valuation visit we are ready for pretty much any questions about the property market but we are a fountain of local knowledge too about the best schools, the nicest walks and best place to buy your fish and meat!

But perhaps the best and most telling question you can ask any estate agent pitching to be instructed is this:
What percentage of homes that you are instructed to sell do you get a sale agreed on?

They may not be able to tell you on the spot, unless like me you are a little bit nerdy about this sort of information! but with a little bit of simple research they should be in position to answer that question.

Its not about being the biggest but the best!

For us at Maurice Kilbride we know we are not the biggest agent with the largest stock, but we do is take immense pride in the percentage of homes we get instructed on and see through to a successful completion, which is one of the highest in the area.

Why? Well we put our success down to two main things.

Firstly, we always price property as accurately and honestly as possible. That doesn’t mean giving the property away, but an overvalued property in the current climate especially, where the market has definitely got tougher, simply stays on the market for a lot longer than it should do, which does the vendor absolutely no favours in the long run and often results in the seller missing out on properties they want to buy themselves!

Secondly, we are a dedicated team of local professional property people with more than 30 years estate agency experience to share with and for our clients benefit to get the move they want, the best price for their property in the shortest amount of time with the least amount of stress.

And we’ll stay answerable to that.
